Another Old Island Project

Several weeks back we started another project at the Old Island Lifestyle Community. We are moving along on schedule building out an unfinished basement. The new space will add about 1500 square feet and include a full kitchen, living area, bedroom, home theater, and an existing finished full bath. Old IslandInstead of putting nail holes in the block foundation walls, we framed a full 2X4 wall around the entire perimeter of the finished areas. The Chris Mullins Company came in after the electrical and plumbing was rough-in and sprayed foam insulation in the wall cavities. Spray foam works by filling in all the cracks and crevices and expanding to eliminate air movement, which is the main cause of energy inefficiency. It will also provide some acoustic benefits and serve as an additional layer of moisture protection. The floor system above (ceiling for basement) was framed with trusses rather than traditional solid wood joists. The rim joist (the band around the outside perimeter of the floor) is OSB (oriented strand board) and can allow for significant air penetration if not sealed properly. floorplanThe spray foam fills all the gaps and small openings and blocks the air from coming through. We will be continuing the installation of trim this week with wide crown moulding, baseboard, casing, and roman arch doors. Other finishes will include engineered hardwood flooring from DPM, Inc. and kitchen cabinets from Mid Continent Cabinetry and supplied by Builders First Source. We recently completed the renovation of an office and laundry room in the basement of a house in Fall Creek. Within the last couple of years, we have renovated the kitchen, rebuilt a deck, replaced the roof, and installed new soffit, fascia, and gutters. The home office was overcrowded, disorganized, and had very little work space. In the office we removed two layers of carpet and installed solid vinyl luxury tile.

In the very depressing and dated laundry, we removed old sheet vinyl and replaced with the same luxury vinyl tile. In both rooms, we replaced the windows with Pella® double-hung maintenance free vinyl windows. The laundry is also a full bath which, prior to renovation, was barely functional. We replaced the vanity, toilet, and shower. With new cabinetry in both rooms, new doors and trim, and fresh paint, being in these spaces is now a joy. The home office (a.k.a man cave) now has plenty of desktop work space. It is no longer drudgery to come to the basement and do laundry. For more pictures, visit our Portfolio.

We recently completed the renovation of a bath in Fairacres to include a handicap accessible custom tile shower with no curb for barrier-free entry, a shower bench, and a hand-held shower in addition to the traditional shower head. We replaced the drafty 1950’s aluminum window with one that is very modern and energy-efficient. Selected from the Architect Series® windows by Pella®, this one featured blinds between the glass and tilt sashes for easy cleaning. The shower utilized the Schluter® Shower System which is an integrated family of products that together form a fully bonded, watertight assembly for tiled showers. The shower wall ceramic tile is white 3″ X 6″ subway tile by DalTile®. The white octagon ceramic floor tiles were installed over a SunTouch® radiant floor heating mat to provide additional warmth to cold feet on cold winter mornings. The shower door was custom made to order and is frameless. The vanity cabinet by Wellborn® is 36″ high, instead of the traditonal 30″, for easier accessibility and features a Livingstone® 100% acrylic solid surfacing vanity top.
